Consisting of four base units under a solid wood work top sink w-H&C water, there are further eye level cupboards over the work top and ample power sockets. opposite you find a free standing LPG cooker with extractor and and butchers block style open storage.

This space  retains some of the ships original features with opening portholes and the addition of a conventional picture window giving stunning views across the estuary. There is a fixed bench seat and space for a dining table for 4 to 6 people.

Now decommissioned, the wheel house gives you unspoiled views with near 360° glazed view, reclaimed flooring and the clever use of the old bosuns chair in this space tip a hat to times past and the ships working history.

On the port side a door aft takes you out on to the upper outside deck:

This outside space is approximately 4M x 6M of usable space with the smoke stack and signal mast dominating the middle of the deck. various locker stores and LPG gas rack.

Main Living Area

 The living dining space occupies the full width of the ship and approximately half the length of the whole vessel. lit with natural light from the vaulted ceiling around the stair and a light well from the aft deck above. there is a large dining table for 8-10 persons.

The space is very light and airy with a reading snug, a wood burning stove. There are a number of intimate areas and level changes in a very large space, making the room very versatile 

on the starboard side by the stairs the is a useful cloakroom. To the rear of the main living area there is a door to:

The Plant & Utility Room

Housed in the stern of the ship the plant room is not full standing height due to the rising kick up of the swim of the boat (the bit where the rudder pokes out.) despite the space there is  home to the washing machine dryer airer, oil fired heating boiler and racking for tools and stores.

Moving forward through a centre doorway to:

This area has a fixed solid wood counter top and ample power outlet sockets

The master utilises the full width of the ship and has two roof light hatches giving lots of daylight. the cosy double is positioned in an anti room, allowing the shape of the bow to be seen.  There is a walk in wardrobe in the port bow and the en-suite to the starboard bow, Consisting of toilet shower and large basin.

Electrics

The electrical system is conventional 240V connected to the shore services. All lighting and sockets are 240V 

Additional Information Mooring

This House boat is offered with a transferable mooring contract, acceptance is presumed and only very exceptional circumstances would make this not possible.

As a residential houseboat council taxes are due at the lowest rate for the area.

the ship retains some of the previous taxation privileges and is a qualifying vessel for zero rating vat on upkeep and maintenance purchasing.
