Annie of Rock is head-turning boat in need of some TLC.  A ‘proper little ship’ with bluff bows, black sides and two masts.  Comfortable and spacious inside, she has potential for use as a live-aboard.  There is ample deck space and wide, safe walkways. Based on a Hastings Lugger she has sails and a powerful engine.

Although not the easiest of boats to sail short-handed, with a good wind on the beam, we have logged her at 8 knots.  Under power she cruises at 6 knots.  Highly manoeuvrable in tight spaces – she can turn almost within her own length. Handling when going astern can be a bit random.

We’ve owned her for 12 years and had some wonderful times on her, but it is time to move on, so with regret, it is time to sell.

Built aroundusing an old Hastings Lugger as a mould by a retired fisherman and his shipwright son.  Heavily built with 12-15mm hull thickness and 10mm steel shoe running from the prow to the stern. GRP hull, superstructure teak on GRP core with marine ply inside.

LOA (not including bowsprit) 28ft.  6ft retractable bowsprit. Beam 10 ft. Draft 2’ 10” (0.8m)

Triple keel: main keel and two smaller bilge keels.  When at a drying anchorage, she takes the ground with no more than 10 degrees of heel.

Masts: main and mizzen.  Mizzen now only used for VHF aerial. Mainmast built new in 2011. Both are mounted in tabernacles, though because of the skylight this cannot be used to lower the main mast

Berths: 3 or 5; double berth in bows, quarter berth, 2 short settee berths in cabin.  The fore cabin is a wonderful place to wake up – you and lie in bed and look out of the portholes onto the water – and watch what the tide is doing.

Facilities: galley with gas gimballed 2 ring stove with oven and grill – new spare burners included in sale, sink with water provided by a foot pump.  Pumped heads (slight leakage in seals) with wash basin.  Wet lockers and dry lockers. Ample storage under berths.

Fuel 60 litres. No fuel gauge. Water 80 litres. Hand pumped.

Solé (marinised Fiat) 45 bhp 4 cylinder normally aspirated diesel, new 1996, indirect cooling, 1956 hours, single 3 bladed propeller (replaced with new in 2012, also rope cutter and new prop shaft and bearings at this time.)  Totally reliable and starts first time in all weathers.  About 5 litres/hour at 2000 rpm, 5-6 knots.

According to the GPS (at the turn of the tide) the maximum speed under power is 7 kt, up to 8 kt sailing.

Wheel steering with emergency tiller, rudder mounted between underside of hull and protective steel foot.

Lights: masthead anchor light and tricolour navigation light, internal lights.

Masts: main with running backstays and mizzen.

Sails: large red main, roller reefing headsail (needs repair, the leading edge was damaged after it came loose in a storm).  Also available, mizzen sail for mizzen mast and associated spars – not currently used as not compatible with current sail arrangement.  These were part of the original sail arrangement which had an outer jib and inner staysail, and was changed to the present arrangement by the original owner.  She sails well with a strong wind aft or on the beam, but her windward performance is poor.  Handling the sails is also difficult when sailing shorthanded.  Consequently, the sails have had very little use over the last 11 years.

Facilities: galley with gas gimballed 2 ring stove with oven and grill – new spare burners included in sale, sink with water provided by a foot pump.  Pumped heads (slight leakage in input pump seal) with wash basin.  Wet lockers and dry lockers. Ample storage under berths.

Self tailing heavy duty winches in cockpit (2011). Major works waterproofing topsides 2011. Winter cover and sail covers by SKB sails, 2011.

Navigation equipment: Lowrance 525 chart plotter & fish finder (2011), through hull transducer, new antenna 2014.  Lowrance paddle log available but never fitted.  VHF marine radio.

Electrics: 1 x 100 Ah engine starter battery, 2 x 150 Ah leisure batteries, Waeco 300W 12v-240V inverter.  240V: 3 x power sockets and 2 x internal lights run from RCD consumer unit.

Other equipment: 15 kg CQR anchor, 10m anchor chain spliced onto 30m rope.  Chain locker in bows.  Folding anchor for emergencies or for anchoring to the stern.  Emergency tiller.

A comfortable boat, with good headroom, an effective galley, a spacious cabin, a large cockpit and plenty of open deck area, Annie is no great passage-maker, and during our ownership we have used her mostly for short trips up the coast, and short breaks in and around Falmouth harbour.  We always had ambitions of longer trips, but time never permitted.  Basically she has been a floating holiday cottage, entertaining friends etc, and has hosted several fine dinner parties.  She is big enough and versatile enough to be suitable for a live-aboard. Annie has been mostly based in Challenger Marine (now Freeman’s Wharf) in Penryn.  Mostly she has been maintained and serviced by them.  Bills available.

Insurance value: £30,000.   Insurance cost: currently £415 fully comp. Reasonable offers on the asking price will be considered.

Annie is now 20 years old, and mostly in very good condition, but faults are beginning to appear: a false floor in the cockpit area suffered decay and was removed, small area of softness in cabin floor near entrance, deterioration in corner of raised spray guard around cockpit. Also, there is no proper gas locker. Much of the exterior woodwork requires stripping and/or revarnishing or repainting.
